Please ensure you read and fully understand these terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

A deposit of 25% is required on booking. By placing this deposit you are agreeing to the terms and conditions stated.

Final 75% is due 30 days before check in. If the balance is not received by the due date, then your holiday will be treated as a cancellation and you will remain liable for payment of the balance.

Bookings cannot be accepted by any persons under the age of eighteen.

A full refund for cancellations up to 30 days before check in. If booked fewer than 30 days before check in a full refund for cancellations made 48hrs of booking and at least 14 days before check in. After that 50% refund up to 7 days before check in. No refund after that.

Check out 10:00 am

This allows us time for thorough cleaning between guests.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellations will be limited to payments made to us.

The owner reserves the right to refuse a booking with no given reason.

We are a no smoking establishment.

The owner will allow two well behaved dogs at the property. Owners MUST follow the Doggy Guidelines booklet at the property. Owners must follow the Countryside Code. If you are found to be breaking the guidelines we reserve the right to terminate the booking without notice and without refund.

We or our representatives reserve the right to enter the property at any given time to undertake essential maintenance or for inspection purposes.

No events or parties are to be held at the property , the maximum number of people using the accommodation at any time must not exceed 10 and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Please treat the accommodation with care and respect so that other guests may continue to enjoy them. If you notice something is missing or broken please report it to us immediately so we can take appropriate action. If there has been damage or breakages during your stay, we would be grateful if you could report them promptly, especially before checking out. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage.

The owner reserves the right to charge an additional cleaning fee if the property is left in an unacceptable condition.

With respect for our neighbours we kindly ask you to respect our quiet hours policy between 11:00pm and 6:00am.

Please note that if any keys issued are not returned at the end of your holiday, then the cost of replacement will be charged to you.

All inventory must remain in the property and not taken to another property.

We kindly request that shoes are not worn on the carpets.

Please close the windows and lock the doors when you leave the property unoccupied.

Please ensure you turn off lights and electrical appliances before you go out – we are trying to be as green as possible.

Please don’t take our bathroom towels with you to the beach.

The client may in no circumstances re-let or sublet the property, even free of charge.

No compensation will be given for any temporary outage of electricity, water or internet connection or television service.

The owners are not responsible for the loss of any personal belongings or valuables of the guests.

Guests are responsible for the safety and security of their children at all times. No children should be left without adult supervision.

Please park your vehicle in the designated parking are, ensuring cars to not block access to other properties.

Barbecue – please use designated bbq utensils and clean the bbq after use.

Candles are not allowed in the property.

Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from their holiday will not be considered by the proprietor.

We reserve the right to make any reasonable amendments or additions to these terms and conditions without notice.

The property is privately owned and our home, we expect all guests to enjoy the facilities and treat the property with the same respect they would with their own home.
